We first met Michael as potential buyers when he showed us a flat on New Year’s Eve and were impressed with his enthusiasm – he was always available, any time of day, Sundays, evenings, public holidays. We went on to instruct Michael on the sale of our property in W11. At first, we were a little concerned that his agency may be too small, so we also instructed one of the larger chains as well. To our great surprise, throughout the marketing period, Michael delivered significantly more viewings than the large agency. His feedback was always timely and to the point. He continuously stayed connected with us, updating us on the latest market intelligence and what was going on in the area. He had creative marketing ideas. He was always available for viewings, second viewings, 10th viewings. We were not surprised that it was him who got us the offer that we accepted.
Once agreed, the deal itself was extremely complicated between the solicitors as the property was Grade II listed, but when the process hit roadblocks, Michael was always the man with the plan. I did not appreciate how much involvement from his side would be needed even after the offer was agreed, and I am not sure that we would have got the same amount of attention from a large agency. “I am pleased to recommend Michael McHale to prospective property sellers. He was recommended to me by The Head of The Property Department at one of London’s Leading Solicitors, following an unsuccessful 3 months marketing my property with two of the largest estate agents in London. There had been little traction and poor communication. At our initial meeting at my home, I was impressed with Michael’s determination and energy and was confident of receiving a very personal service, which is why I chose to work with him. I was not disappointed.
Michael made a video of my property and invested in a social media campaign together with other marketing channels, which I don’t believe the other agents hadn’t done. What was reassuring was the quality of his communication/feedback – I felt he was always on the case. This extra effort resulted in an agreed offer in a 2-week period over a Christmas break, when I suspect other agents were closed. Although I might have been prepared to accept the initial offer, he pressed for another £50k which sealed the deal and represented between 4.7% and 15% more than other agents had managed.
Following the agreement to sell my property, I encountered a problem with a building licence in respect of work carried out many years ago. Things were getting bogged down but Michael worked very hard to identify experts who could help with the issues and was successful in getting the matter resolved.
